Description
Plan, direct, and monitor all activities of the Operations Team in the Facilities Planning and Operations Department. This position will oversee technicians, supervisors and staff members handling maintenance and grounds activities. Assist the Operations Manager to ensure a proactive maintenance program for all campus buildings and grounds. Responsible for customer service, process improvement, workforce productivity, and work quality by accurate scheduling, effective utilization of resources, timely execution of maintenance work, and quality control.
Examples of Duties
Plan, Direct and Monitor all activities of the FPO Facility Maintenance Departments to include: - 65%
- Assists in planning, coordinating, and monitoring all maintenance and grounds activities.
- Perform and oversee inspections and quality control for all maintenance and ground activities.
- Assist supervisors with supervision of all areas in grounds and maintenance
- Establish quality standards/goals for the department and policy and procedures for the Facility Operations team.
- Directs and trains supervisors to develop their maximum potential and effectiveness.
- Guides and gives technical assistance in such matters as University policies and procedures, operating methods, safety, techniques and procedures, discipline and employee relations issues.
- Interviews and recommends new hires, train employees, schedule staff to provide timely and sufficient coverage for campus, review and approve time, inspect employee work to ensure it meets requirements, coordinate and approve leave requests, conduct performance appraisals, discipline employees in accordance with university policies, investigate and report employee accidents, and recommend termination of employment.
20%- Manage a proactive maintenance program to preserve university assets.
- Plan, schedule, and provide oversight of a preventive maintenance program, including scheduled inspection, maintenance, and repair of electrical and mechanical equipment and other building systems and components to ensure reliability and longevity.
- Ensure that work conditions are safe and conducive to efficient operations.
- Provides technical assistance to operations manager to ensure quality grounds maintenance and maintenance in buildings, whether preventative or reactive are being conducted
- Manage contracted services in conjunction with department fiscal staff and the procurement department
- Develop scopes of work for contracted and internal repair projects
15%- Manage the facility maintenance and grounds departmental budgets.
- Continuously monitors expenditures in all categories to assure that the budget is not exceeded and that funds are effectively utilized
- Support FPO senior management as required.
- Participate in staff meetings, attend training seminars, and assist with strategic goal setting
Typical QualificationsEducation:- Bachelor's Degree in Construction Management, Facility Management, Engineering or related field required.
- Education may be substituted for experience or experience may be substituted for education based on the following: AA = 2 years experience; BA/BS = 4 years experience; MA/MS = 6 years experience.
Experience:- Minimum of three years' experience as a manager in a commercial or industrial setting directing large scale facility maintenance efforts and activities required.
- Experience utilizing a Computerized Maintenance Management System (CMMS) preferred.
- Experience working in a campus environment preferred.
- Three years' experience in landscape maintenance preferred.
Licenses and Certifications:- Licenses in mechanical, electrical, or plumbing preferred
